When to choose construction management.

Construction management is the right fit when a project has enough scope or complexity that you want a dedicated professional managing it on your behalf, and you'd rather hire one expert than coordinate a half-dozen subs yourself.

  • Larger or more complex projects with multiple trades.
  • You want preconstruction planning to de-risk the build.
  • You'd rather not vet, hire, and schedule subcontractors yourself.
  • You want a single trusted advisor with no conflict of interest.
  • You want professional oversight without being on-site every day.

What's included.

  • Preconstruction planning and budgeting
  • Schedule development and tracking
  • Subcontractor procurement and vetting
  • Bid analysis and trade selection
  • Day-to-day on-site coordination
  • Cost tracking and budget reporting
  • Quality assurance and inspection oversight
  • Change-order review and documentation
  • Owner reporting and weekly check-ins
  • Closeout and warranty handoff

How pricing works.

Construction management is typically priced as a fixed fee or as a percentage of total project cost, agreed on at contract signing. You also see all subcontractor bids directly. There's no markup hidden in our quote, so you know exactly what each piece of the project is costing. That transparency is built into how we work and is one of the reasons clients choose CM over a traditional general-contracting relationship.

Frequently Asked

Construction management questions.

How is construction management different from general contracting?
In construction management, we manage the project on your behalf but you contract directly with subcontractors. In general contracting, we hold the subcontractor contracts and take on the delivery risk. CM gives you more visibility and control over pricing; GC gives you less day-to-day involvement.
Who signs the contracts with subcontractors — you or me?
You do. You sign each subcontractor contract directly, with our recommendations and support. That way subcontractor pricing is fully transparent to you, with no markup hidden in our quote.
How do you charge for construction management?
Two common structures: a fixed fee agreed at contract signing, or a percentage of total project cost. Which one we use depends on project scope and is spelled out clearly in your contract.
Am I paying both you and the subcontractors?
Yes, but transparently. You pay each subcontractor directly for their work. You pay us a separate management fee for coordinating everyone. Nothing is hidden.
Can I still make changes during construction?
Absolutely. We document any change in writing with cost and schedule impact spelled out, and you approve before the work proceeds.
What happens if a subcontractor doesn't perform?
If a sub misses a deadline, quality standard, or scope requirement, we manage the resolution — including bringing in a replacement if needed. Any resulting cost adjustment is handled through the change-order process.
How much of my time will this require?
Less than you might think. Weekly check-ins keep you informed without you needing to be on-site. Major decisions like finish selections and change orders require your sign-off. Day-to-day coordination is on us.
