Built-In Advantage

Value engineering, baked into design-build.

Because we're at the table during the design phase, we bring construction knowledge into the conversation before drawings get finalized. That means flagging where a material swap, framing approach, or system choice could deliver the same look or function at a lower cost, while there's still time to adjust without redrawing plans, refiling permits, or pushing back the schedule.

This is value engineering: making sure every design decision is sized to your priorities and your budget before construction starts. Traditional design-bid-build catches these tradeoffs too late, when drawings are complete and changes mean architect fees, redrawn permits, and lost time. With design-build, we're optimizing for value throughout the design phase, not at the end of it.

When to choose design-build.

Design-build works best when you don't already have plans and you want a streamlined experience getting from idea to finished project.

  • You have a vision but no drawings yet.
  • You want a single point of accountability, with no finger-pointing between architect and builder.
  • You want faster timelines through overlapping design and preconstruction.
  • You want pricing visibility earlier in the design process.
  • You'd rather hire one team than manage two contracts.

What's included.

  • Architect introduction and coordination
  • Schematic design through construction drawings
  • Value engineering and constructability review during design
  • Permit applications and approvals
  • Detailed line-item construction estimate
  • Full construction management and labor
  • Subcontractor procurement and oversight
  • Material sourcing and procurement
  • Quality control and inspections
  • Final walk-through and punch list
  • Warranty documentation

How pricing works.

We work on a cost-plus model. You pay the actual cost of materials, labor, and subcontractors plus an agreed-upon contractor's fee. Before construction begins, we put together a transparent, line-item initial estimate. It breaks out costs by trade, materials, and labor so you have a clear picture of what the project is expected to cost.

That estimate is a working number, not a fixed quote. As design decisions get refined, scope evolves, or unexpected conditions surface during construction, the total cost may adjust accordingly. We document changes in writing as they come up and review any significant variance with you before work proceeds. The benefit of cost-plus is that you're never paying a built-in contingency for risks that don't materialize. You pay for the actual work and materials, with full visibility into both.

Frequently Asked

Design-build questions.

How long does a typical design-build project take?
Design and estimating typically runs six to eight weeks. Construction depends on scope. A kitchen remodel might be 8 to 12 weeks of building; a whole-home renovation is often 4 to 8 months; a custom new build is usually 8 to 14 months.
Can I use my own architect, or do I have to use one of your partners?
Either works. If you already have an architect you love, we'll work with them. If not, we'll bring in a trusted local architect so the design phase moves without you having to shop for one.
Who owns the design once it's complete?
You do. All drawings, permits, and project documentation belong to you at the end of the job.
Is design-build more expensive than hiring an architect and builder separately?
Usually not. Design-build reduces coordination overhead and catches cost issues earlier through value engineering, which typically results in a comparable or lower total cost than a traditional design-bid-build path.
What happens if I want to make a change once construction starts?
Changes are always possible. We document any change in scope in writing with the cost and schedule impact spelled out, and you sign off before we proceed. No surprise invoices at the end of the job.
Do you require a deposit?
Yes. A modest deposit secures our schedule and covers initial architect coordination. Exact terms are laid out in your contract before you sign.
Do you handle permits?
Yes. Permit applications, coordination with the local building department, and scheduling inspections are all part of what we handle for you.
