When to choose general contracting.

General contracting is the right fit when your project is well-defined and you're ready to break ground.

  • You already have approved plans from an architect or designer.
  • You know what you want built and are ready to move forward.
  • You want an accurate initial estimate and full visibility into actual costs as the project unfolds.
  • You want transparent, line-item costs without hidden markups or built-in contingencies.
  • You want one builder accountable for delivering the finished result.

What's included.

  • Plan review and constructability analysis
  • Subcontractor bidding and selection
  • Permit applications and inspections
  • Material procurement and delivery coordination
  • On-site supervision throughout construction
  • Schedule management and progress reporting
  • Quality control across every trade
  • Change-order management with written approvals
  • Final walk-through and punch list
  • Warranty documentation at closeout

How pricing works.

We work on a cost-plus model. You pay the actual cost of materials, labor, and subcontractors as we incur them, plus an agreed-upon contractor's fee. Before construction begins, we put together a detailed initial estimate that breaks costs out by trade, materials, and labor, so you have a clear, line-item picture of what the project is expected to cost.

That initial estimate is a working number, not a fixed quote. As the project progresses, existing conditions are uncovered, scope decisions are refined, or you request changes along the way, the total cost may shift accordingly. We keep you informed in writing as those changes come up and review any significant variance with you before work proceeds. The benefit of cost-plus is that you're never paying a built-in contingency for risks that don't materialize. You pay for the actual work and materials, with full visibility into both.

Frequently Asked

General contracting questions.

Do I need to have complete plans before we start?
Yes. General contracting works best when your drawings are approved and the scope is well-defined. If you're not there yet, our design-build service is a better fit — we can bring plans forward with our architect partners.
How does cost-plus pricing actually work?
You pay the actual cost of materials, labor, and subcontractors plus our agreed contractor's fee. Every cost is documented in a detailed line-item estimate up front. No hidden markups, no built-in contingency you pay for whether or not it's needed.
What's a typical timeline for a general contracting project?
Depends on scope. A kitchen remodel is usually 6 to 10 weeks. A whole-home renovation is 4 to 8 months. A new custom build is 8 to 14 months. We give you a detailed project schedule at contract signing.
Do you require a deposit?
Yes. A modest deposit secures our schedule and covers initial project mobilization. Exact terms are laid out in your contract before you sign anything.
What happens if we uncover unexpected conditions on-site?
In renovations especially, existing conditions like hidden damage, code violations, or unexpected utilities do come up. When they do, we document the finding in writing with cost and schedule impact, review it with you, and only proceed with your written approval.
Do you provide a warranty on your work?
Yes. All workmanship carries a one-year warranty. Materials are covered by their manufacturer warranties, which we pass through to you at project close along with all documentation.
